New homebuyers have to make a lot of choices when selecting all the finishes, and products that go into their dream home. Fortunately, production home builders preselect options and upgrades that are suitable for their homes. Even so, making appliance selections can be very challenging. Here are a few tips in choosing appliances:

  1. Narrow the field. If your builder has a list of models and packages that are available to you, part of your work is already done. Don't waste time looking at brands or models that aren't available for the home you are purchasing. Even If you are building a custom home, there will still be some constraints based on the size of your kitchen, location of gas, water, and electric lines, etc.

  2. Budget and plan accordingly. If it's been a number of years since you purchased major appliances, get prepared for some sticker shock. Today's appliances will save money on energy usage, and still are a very good buy when factoring inflation over the years. However, when you want a built-in refrigerator, combo ovens, and other premium appliances such as wine storage units, built-in warming drawers, steam ovens and coffee makers, you're going well into 5 figures ($XX,XXX.XX).

Expect the unexpected. When it comes to appliances, the big builders don't take a lot of chances. For most family new home communities you're likely to see dishwasher, range, over-the-range microwave, and refrigerator from one of the two big brands GE or Whirlpool.

But homebuilder K. Hovnanian stepped out of the appliance box in one of the model homes in their new model complex at The Meadows. They decided to be a little different. Maybe that's an understatement. These retro-look appliances in bright turquoise are WAY different from what we're used to seeing.

The appliances are stunning because of their color and retro design, but more than that they're whimsical and fun. I stood in the model and watched prospective home buyers flow through. The appliances didn't just capture their attention. Their faces lit up with big smiles. And why not. The kitchen look is just plain delightful.

Northstar

Now, would you really want these appliances in your house? Northstar is the brand. They come from Elmira Stove Works, a Canadian outfit. Famous for their 1890's style woodburning and gas ranges, Northstar is big step forward to the 1950's for Elmira.

However, outside of the retro look, the appliances themselves are in fact very contemporary. The range is self-cleaning, and comes complete with warming drawer, and a digital display which is subtly hidden beneath the analog clock. The French door refrigerator is frost-free. It features an interior water dispenser, and factory-installed icemaker.

Now, if you're still not convinced and worried about the upstart Northstar brand, we'll share a little secret. The design and look is 100% Northstar, but (except for the microwave oven) these appliances are all manufactured in the U.S. by a very well-known appliance company.

Don't dismiss the bells and whistles on your appliances.

One of the most frequent comments that appliance salespeople hear from customers is, “I just want something basic. I don't want to pay for a lot of bells and whistles.” It's about equivalent to telling a car dealer that you want a new car without a radio, no power steering, and a stick shift. Most of those “bells and whistles” on appliances include features such as a permanent press cycle on the washer, automatic (sensor) drying on the dryer, or a china cycle on the dishwasher.

Sadly, some appliance manufacturers do still manufacture these advertising loss leaders that barely do the job. Don't be fooled by some of the national chain appliance ads with prices that seem too low to be true. Stripped down models are just that. They often lack essential features that you'll eventually regret not having.

Sometimes appliances are designated as builder models. These may be designed for homebuilders who are intent on purchasing the lowest price appliance just to fill a space. They may not care about saving energy features or functionality. If you're buying an appliance that is a builder model, be sure to have the salesperson review the features with you so that you know what you are getting.

When moving up the food chain in appliances it is a good idea to start looking for models at least 2-3 models up the line to get something with at least minimal functionality.

None of this means that you can't get a good deal on your next appliance. Just be aware, that you generally are going to get what you pay for. One way to save money is to check for discontinued models, model home returns, or products with small but not noticeable blemishes.
